Overview:
The St. Peter’s Square area in Manchester is undergoing some remarkable redevelopments, with modern new retail and business facilities making the location attractive to companies and investors, while creating new jobs and a striking architectural zone for the city. Developed by Mosley Street Ventures with Laing O’Rourke as the main contractor, the Two St. Peter’s Square building offers 5,203 sq ft of retail space and 161,065 sq ft of high quality, BREEAM ‘Excellent’ Grade A office space across 12 floors, with the addition of a two-storey basement car park. Contractor Crown House appointed Adexsi UK to undertake the design and installation of smoke control systems for the development at Two St. Peter’s Square, ensuring a safe working environment for building occupants.
Outcome:
Adexsi UK’s VeriShaft was the ideal choice for the Two St. Peter’s Square building, offering a mechanically-powered smoke shaft solution that allowed for minimal use of lettable floor space for the shaft, as opposed to a naturally ventilated alternative. This fire-engineered solution is bespokely designed for each application, in this case accounting for ventilation for all 12 of the building’s storeys. In the instance of a fire, smoke is allowed to enter the shaft and is extracted via a fan arrangement near the roof of the building, while on all other floors the shaft is closed off to prevent smoke from spreading throughout the building. The effectiveness of the proposed system was verified with Computational Fluid Dynamics (CFD) modelling prior to installation. The system was topped off with Adexsi’s own Certilam vents, which are tested to EN12101-2 for smoke ventilation. In addition, our VeriPark ventilation system was installed in the underground car park, ensuring there is no harmful build-up of exhaust fumes while also being on standby to vent smoke in the case of a car park fire.
